Recalled Fire Sprinkler Heads

We are still running into the Omega Fire Sprinklers, the Central GBR, and the Central Opima ROC here locally in Southern Orange County. These fire sprinklers have been recalled for some time and homeowners are NOT aware of this issue despite the Consumer Affairs reports posted online.

Part of our responsibility is to educate people on the misunderstanding and Hollywood depictions on how Residential Fire Sprinklers actually work. It’s not like in the movies where a fire is started and every fire sprinkler activates. Common sense would tell you that your water pressure would drop, and without any pressure, the water would not displace effectively.

A residential fire sprinkler puts out 13 gpm, where a firefighter with a 2 1/2″ hose easily puts out over 100 gpm. Which one would you rather have. I would take the 13 gpm from the fire sprinkler. But back to our original point… The fire sprinkler that has not been recalled or manufactured over 18+ years ago, were recalled, a VRP program put in place to assist homeowners, the program expired in 2007, and these heads are still scattered throughout Southern California.

As with any fire sprinkler system, even residential fire sprinklers are required to be tested and inspected annually from a licensed C16 Fire Protection Contractor in California.

Residential Fire Sprinkler Audibility Requirements

There seems to be some confusion with the audibility requirements for a residential fire sprinkler system installation per NFPA 13D. Let’s see if we can simplify the interfacing of the “local bell” that must sound for the fire sprinkler system, and the “interior audibility” that is needed to alert residents who may be sleeping at the time of the fire.

Audibility is approxiamately 75db or 15db over the ambient conditions of the residence.

Audibility can be achieved in two different circuits:

1. A series – parallel circuit from the waterflow switch with a bell and interior mini-horn.

2. A single 15amp circuit that has a single power source with a relay module to be activated when the waterflow switch is triggered.

Audibility is the requirement of the C10 licensed electrician who is on the project. The fire sprinkler contractor, in this case Precision Fire Sytems, will provide the waterproof backbox, the 6 inch 120v Bell, the hydraulic calculations, design, drawings, and installation of the residential fire sprinkler system. However, the electrician must wire one of the two circuits identified above. If the electrician gets it wrong, it will affect the final inspection of the fire sprinkler company and could incur additional fees due to “failing” the final inspection.

It is imperative to have a correctly installed audibility circuit to sound an exterior bell when the flowswitch activates and an interior device to alert the residents that “fire” danger is imminent.

UL 300 Suppression Systems

Here is a quick reminder about UL300 Restaurant Kitchen Suppression Systems that is crucial to a correct system activation.

1. All Electrical Appliances under the Hood must be interrupted.
2. All Make-Up Air feeding oxygen into the hazard area must be shut-down.
3. All Gas supplied to Appliances must be interrupted as well.
4. All Vent Exhausts must remain ON.
5. If there is a Fire Alarm System, then the FACP must be put into Alarm when the Fire System is activated.

Fire Sprinklers in Coto de Caza

The water pressures in Coto de Caza, Foothill Ranch, and Rancho Santa Margarita are quite higher than most here in Southern California.

I was on a fire sprinkler leak repair in Coto de Caza last week and the system pressure was close to 130 psi. Fire Sprinkler System Design requires that the T that supplies the fire sprinkler system is before the pressure regulator for the domestic supply that enters the house. Therefore, if the city water pressure is 130 psi, then every house that has fire sprinklers installed in them will have 130 psi, though the domestic water values will be whatever the pressure regulator is set at.

All Fire Sprinkler Systems that have a working pressure over 100 psi require a pressure relief valve to be installed. If the city water supply spikes, the relief valve will release the pressure back into the main drain of the sprinkler system, not allowing the overall pressure of the system to climb. The pressure regulator on the plumbing line will automatically control the water pressure before it enters your water heater tank.

Check your Fire Sprinkler System’s pressure gauge and see if your pressure is 125-150 and be aware that the working pressure rating of the CPVC pipe is a maximum of 175 psi. Anything over 100 psi should have a pressure relief valve installed to help keep the water pressure inside the fire sprinkler system as close to city water pressure as possible.

Newport Beach Fire Sprinklers

Just finished a project right on the boardwalk in Newport Beach who’s backyard will be the 34th Street Jetty. My hats off to the builder who constructed quite a unique project that is surely turning some heads as they skate, bike, jog or just cruise on by.

I must say that the fire sprinkler design on this fire system was also quite a challenge considering that there were structural columns every four feet on center with no dropped ceiling. Basically, the bottom of the beam will become the finished ceiling height making the running of fire sprinkler pipe through this custom home, a challenge is an understatement.
