Annual Backflow Preventer Test Prevents Cross Contamination

“Why does my water taste funny?” “What is this thing for?”

“Why must I pay to have my Backflow Preventer tested every year?”

These are some of the questions I’m asked each year as I am preparing my Midwest 845-5 Test Kit to perform the required Annual Backflow Test. I thought I would give a brief explanation for “why” the backflow test is so important.

Let me simplify the requirement and the sense of urgency. All water departments: Irvine Ranch Water, South Coast Water, Moulton Niguel, Newport Beach Water, etc are responsible for the water quality up to the meter. After the water service passes the water meter, then it is the owner’s responsibility. In many jurisdictions near the ocean or with a higher hazard area, such as manufacturing or industrial production, the water department will require a Reduced Pressure Principle Backflow Preventer at the street to PROTECT THE WATER QUALITY for everyone’s SAFETY.

So you live in Newport Coast area, right by the beach, and you have a RP BACKFLOW PREVENTER ASSEMBLY right after your water meter. FIRST point where a cross contamination connection could occur. You have a FIRE SPRINKLER SYSTEM which is supplied by the SAME WATER SERVICE after your water meter and BACKFLOW DEVICE. In the 1980′s & 1990′s it was not a requirement for SPRING LOADED CHECK VALVES to be installed like they require today. Personally, my main background is the Hydraulic Calculations for Fire Sprinkler Design Install Inspect and Repair of FIRE SPRINKLER SYSTEMS in California, but let me focus on RESIDENTIAL FIRE SPRINKLER SYSTEMS for this scenario. In a single family dwelling the electrician is permitted to ground his electrical to the COPPER PIPING as it enters the house. This would NOT be permitted in Commercial Buildings. The Fire Sprinkler Riser has a rubber faced check valve that is NOT spring loaded. SECOND point where a cross contamination connection could occur. With the grounding of the electrical to the copper pipe, if there is NO DIELECTRIC UNION between the potable water service and the FIRE RISER CHECK VALVE, then corrosion will build up inside the check valve not allowing it to completely close. THIS WOULD CROSS CONTAMINATE your drinking water with a BACKFLOW CONDITION from your Fire Sprinklers…. and yes, your water would taste funny as a result.

The Annual Backlow Inspection Test helps to PROVE that your BACKFLOW DEVICE is working within the manufacturers tolerances and that the drinking water for all your neighbors is adequately protected for water quality. The OC Health Department requires all BACKFLOW TESTERS to be CERTIFIED through the Orange County Health Care Agency / Environmental Health Department as a CERTIFIED BACKFLOW PREVENTION DEVICE TESTER.

5 Year Fire Sprinkler Inspections

Every fire sprinkler system is designed with a specific occupancy and hazard area. Change the hazard area and you may have to perform a density analysis to prove whether the hydraulically calculated area can produce the appropriate fire sprinkler density to suppress the fire should an emergency arise. Often times I will be walking through a typical B Occupancy (.20 @ 1500 gpm / Ordinary Hazard Group II) and notice 4′ x 9′ storage racks with stock exceeding 12′ – 0″. This overhead system will definitely not meet the high piled storage requirements and would need a density upgrade and in rack fire sprinklers. These are the kind of things that would be inspected during the 5 Year Fire Sprinkler Inspection from your C16 Licensed Fire Protection Contractor. Recalled Fire Sprinkler Heads

We are still running into the Omega Fire Sprinklers, the Central GBR, and the Central Opima ROC here locally in Southern Orange County. These fire sprinklers have been recalled for some time and homeowners are NOT aware of this issue despite the Consumer Affairs reports posted online.

It’s not like in the movies where a fire is started and every fire sprinkler activates. Common sense would tell you that your water pressure would drop, and without any pressure, the water would not displace effectively.

A residential fire sprinkler puts out 13 gpm, where a firefighter with a 2 1/2″ hose easily puts out over 100 gpm. Which one would you rather have. I would take the 13 gpm from the fire sprinkler. But back to our original point… The fire sprinkler that has not been recalled or manufactured over 18+ years ago, were recalled, a VRP program put in place to assist homeowners, the program expired in 2007, and these heads are still scattered throughout Southern California.

As with any fire sprinkler system, even residential fire sprinklers are required to be tested and inspected annually from a licensed C16 Fire Protection Contractor in California.
